Who needs a commercial LGSR

If you're a landlord letting a commercial property, or an employer with gas appliances on site, you're legally required to have every gas appliance and flue checked annually. Offices, care homes, schools, shops and industrial units in Derby and the Midlands all fall under this. What the law requires

Regulation 36, annual checks and record-keeping

Under Regulation 36, landlords must ensure every relevant gas appliance and flue is checked within 12 months of installation and at intervals of no more than 12 months after that. Records must be kept until two further checks have taken place, or for two years. Since 2018, checks can be carried out up to two months before the expiry date without losing the original renewal date, which is useful for planning inspections around your business.
